Axiom Builders is looking to bring a Cost Analyst Estimator on board to support and streamline the costing process on Axiom’s growing pipeline of projects, from masterplan wood-frame communities to high-rise luxury towers. This role will provide high quality and detailed support by preparing, developing, and executing an extensive database system to be used throughout the organization on all projects. Our estimating team plays a key role in preconstruction by analyzing and aligning trade budgets with project requirements, and effectively communicating project estimate details to clients/owners, architects and other project stakeholders.    - Use knowledge of construction methods to determine the most cost-effective approach; - Review designs to identify opportunities for cost savings; - Coordinate and assemble estimating input and quantities; - Prepare preliminary construction schedules, including major activities and phasing; - Conceptual estimating from preliminary drawings through final cost analysis; - Communicate with subtrades to assist in budgeting to ensure they understand their scope of work; - Review bid packages from sub-contractors and suppliers; - Assist in monitoring escalation trends; - Create, manage, and maintain previously implemented tenders for future projects; - Collects, interprets, analyzes, and transforms various types of data into a singular database and manage reports.

Reporting to the Senior Vice President, the Director, Construction will manage all aspects of the assigned project portfolio from beginning to end.  In addition to successfully leading and motivating multiple project teams, this role will play a significant role in maintaining and strengthening strong client relationships. The successful candidate will not only promote project community vision and design, but also elevate Axiom’s industry presence and market awareness.      Key Responsibilities include: - Partner closely with developers, project managers, consultant engineers, utility providers and local authorities to ensure the quality of the project, the completion on time and within budget; - Oversee the requisition process of all division work from inception to contract; - Provide timely feedback to project team on design elements and details to allow for prompt and decisive decision making during the design phase; - Collaborate with estimating to provide preliminary budget information from conceptual stage and see it through the process to a fixed budget; - Evaluate the progress of construction through regular review and site visits with Senior PMs and project teams; - Monitor production schedules, critical paths for projects, and cost control to ensure that projects are completed on time, meet expected quality and within budget; - Respond to any issues that arise and provide guidance to ensure these are resolved and quality standards are consistently maintained; - Build strong relationships with customers and key vendors earning their respect, while at the same time treating them as customers/partners and protecting the Company’s interests; - Attend and actively participate in daily, weekly and monthly meetings with staff and senior management to facilitate the flow of information between all parties to ensure client satisfaction and the timely completion of construction projects; - Facilitate regular flow of communication from site to Head Office to share knowledge, best practices, and ensure a common approach.

Axiom Builders is looking to add a new Project Manager to our three-tower over 40-storey tall developments located in Surrey. This multi-purpose site is close to a skytrain and includes rental apartments, retail, and office spaces with over 1,300 units, including outdoor and indoor amenities such as dog parks, rooftop and outdoor patios, and a 5-storey underground parkade. The successful candidate will have the opportunity to be part of this unique project from preconstruction to completion.   The Project Manager will provide overall direction for assigned projects and assumes responsibility for the overall project performance including costs, schedule, quality assurance and project status. This position involves subcontract negotiations, liaison with owners, consultants, and sub-trades, and management of the technical and financial aspects of the contract. Responsibilities include, but are not limited to: - Coordinate internal resources and third parties/vendors for the flawless execution of projects and ensure that all projects are delivered on-time, within scope and within budget; - Develop and manage project scope, schedule, costs and objectives, involve all relevant stakeholders and ensure technical feasibility; - Act as front-line contact with consultants, engineers, trades, site staff, and the owners; - Promote and project the company image of efficiency, quality, and technical competence and fair management of trades and suppliers. - Work closely with site field staff to ensure they have the proper resources to successfully execute the project; - Develop and maintain effective relationships with clients, resolving issues, managing client expectation, and ensuring client satisfaction.

Axiom Builders is looking to bring on a Director, Preconstruction to the team to oversee the preconstruction stages of all Bosa Properties and Blue Sky Properties projects from inception to contract. Reporting to the Vice President, the successful candidate will be focused on four major areas:   Owner/Developer Liaison - Review business plan, budget and schedule with owners and developers during regular touchpoints and meetings; - Provide construction input and expertise to Owner/Developer's innovation ideas. Consultant Interaction - Attend all consultant design development meetings at every stage of project evolution; - Maintain design details and specification; - Coordinate all documentation between department and consultants. Pricing Interaction - Liaise with Axiom’s estimating and project management teams as well as architects and designers; - Create both scope tracking and value engineering sheet with design and cost adjustments. Contract Interaction - Negotiate any early contracts, supply and bulk purchase arrangements; - Coordinate prime contract terms between Axiom and Owner/Developer.

Working closely with Site Superintendents and the Regional Safety Managers, the Construction Safety Officer (CSO) will enforce our company safety policies, work procedures, and Work Safe BC occupational health and safety regulations on the assigned construction site. Responsibilities include: - Conduct effective site inspections to ensure nobody is exposed to unsafe conditions or activities; - Enforce safety protocol among the team, including contractors and sub-trade partners; - Lead site safety meetings and record minutes; - Facilitate safety orientations for all new hires and guests visiting the site; - Submit required daily, weekly, and monthly safety reports; - Maintain and build a culture of health and safety on site; - Other duties as required. As a member of the Traffic Control Team, we are looking for a dedicated and observant Flagger that will be responsible for the flow of the traffic around the construction sites. This role will also be responsible for the execution of the Traffic Management Plans within and surrounding construction zones. With the support of two regional safety managers and a safet administrator, the Director, Safety will oversee the claims management process, implement safety process and procedure, manage the safety team and enforce site safety protocol. Axiom specializes in residential concrete high-rise towers and this role will ensure that the needs of ownership and development partners are being incorporated into the design process. The Design Manager will work closely with the Virtual Construction department in BC to take ownership of the process once construction drawings are issued. Responsibilities include: - Work intimately in the design coordination, project management control of RFI, and shop drawing coordination process; - Manage drawings and models workflow with our virtual construction team; - Communicate with different project stakeholders, including coordinating with design and sub-contractors; - Act as an advisor to the client and work with sites to ensure the design is in accordance with our construction standards and practices.

Axiom Builders is excited to open their first ever Seattle office and is looking for an entrepreneurial group to lead the expansion into the US.    The Virtual Construction Specialist will play a key role in the expansion of our brand-new Virtual Construction team at Axiom, specializing in residential concrete high-rise towers. Reporting directly to the Director of Virtual Construction, you will be assisting the project team to better service our clients by utilizing BIM technology to help plan, design, build projects that exceed Axiom's standard for excellence. Responsibilities include: - Own the BIM process and implementation for all Axiom projects and ensure building design is optimized throughout the project’s lifecycle; - Identify conflicts in design documents using 3D analysis software; - Develop 3D Site Logistics and 4D Simulations to validate construction schedules and site approach; develop 3D animations and videos; - Perform quantity take-offs taken from BIM models and attach project schedules to 3D models; - Present and communicates modelling needs and conflicts to senior leadership, key stakeholders and team and assists in the resolution of conflicts; - Assist the Director in developing and leading company training on virtual construction technology.

As part of the larger field operations team, the Superintendent will lead and direct a field and site team to manage the overall operations, site, quality and schedule of a construction project. The successful candidate will maintain effective working relationships with our project management, safety and trades partners while ensuring a seamless construction process consistent with Axiom Builders' commitment to quality, objectives and values. Key responsibilities include: - Work collaboratively with Project Manager and regularly communicate updates such as field reports, safety inspections, staffing requirements and schedule updates; - Oversee subcontractor performance with regards to safety and scope of work; - Ensure sufficient staffing is provided to achieve safety, schedule and quality objectives; - Identify and advise of design deficiencies, schedule interruptions or difficulties, and other project issues;  - Administer contracts, subcontracts, purchase orders, site instructions and change notices to ensure scopes, terms and conditions are properly executed; - Supervise and direct trades and labourers through regular instruction, communication feedback; - Support CSO and head office in ensuring all employees, subcontractors and contractors are adhering to the safety policies; - Work in partnership with Head Office and communicate effectively with all departments and provides reports as requested.
